This condo is in building “C” (which is the closest to the gulf) and one of only two ground floor condos (which means you walk out the Beach Front doors to go directly to the Beach and Pool.) The Villas of Sunset Beach is a stunning 24-unit 3-Building Condominium complex nestled between Alys Beach and Rosemary Beach communities… both within easy walking/bike riding distance. The beautiful West Indies style buildings are 4 stories high and sit at the end of a gated private drive. The impressive brick-based boulevard stretches 150 yards from Scenic Hwy 30A to the “Villas”. The buildings surround the pool directly in front of the beach-access boardwalk that takes you to the white sandy beaches and dazzling emerald gulf waters. Then Inside - rooms are large and furniture is all very tasteful, modern and professionally decorated.


The specifics of 'Hi Cotton':

Located on the ground floor you are steps from the private pool, used only by the owners and guests of the Villas and Cottages of Sunset Beach and steps to the beautiful white sands of the Gulf of Mexico. In the winter the pool is heated! The condo has a beautiful great room, perfect for entertaining and enjoying all the fun. The kitchen, dining and living room areas have great views, through the large solid pane windows, of the ocean and the pool. The comfortable kitchen features solid surface counter tops and lots of counter space, cabinet space and a large pantry. This kitchen is stocked…plenty of dishes and cookware for simple meals or the most elaborate. We even have spices. The island is great for having multiple cooks, serving meals and has seating for 3. The large farm table in the dining area seats 10 and is a great place for putting together that much loved “vacation” puzzle, kid’s crafts and playing card games There is a bike rack and gas grill in the private parking area.


More of the inside:

The living room has plenty of seating. The main seating consists of a comfortable sectional sofa and 3 chairs…great for watching the in-wall flat screen TV or enjoying the company of your friends and family. The second seating area is perfect for early morning coffee and sunrise, reading a book or playing with the foosball coffee table…the whole family will enjoy this fun amenity. We have included the little things such as spices, ironing board and irons, step ladders, baby Pack-n-Play, high chair and even a PS2 game system for keeping children occupied if there is a rainy day.

Finally what you really come for!

We have a large backyard patio (and yes even a grass yard for the kids to play on.) Sunsets are stunning, looking out at the Gulf from inside or out, and bring a fitting end to warm fun filled days. A perfect place for riding your bike as this complex is located on 25 mile bike path along scenic Hwy 30A. Have lunch in one of Rosemary’s great restaurants, shop in the Villages of South Walton and have dinner by the pool at Alys. You will have a hard time seeing it all.

This is very much a family oriented community, so just come on down and enjoy the beach and relax.
