My youngest brother, Ralph, died at the age of 52 during 2004, due to complications from his Parkinson’s disease.  I am dedicating my Promises for Parkinson’s donation of this fully-deeded vacation week to Ralph’s memory, hoping that all Bidders will Bid High, to help counteract this terrible disease.  Ralph visited The Windjammer Resort with me, so in some small way I hope that my memory of my brother will live-on with whoever buys and enjoys this fully-deeded vacation week.  Carl A. ·         You will own it forever and you can use it until you die, pass it to your children, trade it, rent it to someone else, let friends or family use it some years, sell it, donate your annual stay to your favorite Charity for next year’s Auction; This is similar to owning your main home, except that at The Windjammer Resort you will own a 1/52nd interest (instead of a 100% Interest), that entitles you to occupy Unit # P during Week 11 every year (with annual payment of Homeowner’s Fees).

·         Current Annual Homeowner’s Fee $365.00   (That works out to a total of a mere $52.14 per night on average).  That is, by far, the lowest Annual Homeowner’s Fee of any Timeshare Resort on the Outer Banks.

·         Oceanfront 2-Story Townhome Condominium on Wooden Pilings - Two Bedrooms, 1 ½ Baths, Full Kitchen, Dining Area, Living Room, Sleep Sofa, Balcony overlooking Oceanfront.

·         Sleeps 6 Adults and/or Children

·         Fresh Linens, Towels, Paper Towels, Toilet Paper obtained twice per week in the Management Office

·         Vacation Weeks at The Windjammer Resort typically trade strongly and easily within Timeshare Trading Organizations because this property is right on the Beach in Nags Head, and there are not a large number of Timeshare Units on the Outer Banks (when compared with other major vacation destinations).  Whenever the Donor has traded from his ownership in The Windjammer Resort, he has typically traded into vacation resort property weeks with Annual Homeowner’s Fees of 2 to 4 times that charged by The Windjammer Resort.

This Week 11 is a nice, quiet, laid-back mid-March week, typically timed at the front-end of Spring Break season for many universities and primary schools.  Week 11 is an ideal time to get relief from Cabin Fever that has built-up inside of you all winter long.  Just imagine yourself recovering from Cabin Fever, with soothing rest and relaxation on the beautiful Outer Banks of North Carolina…an easy and pleasant from most all points in North Carolina. Within this Timeshare Condominium Unit is a new Digital TV for watch your favorite College Teams (even Duke or the Tarheels are allowed) during the festivities of March Madness, prime nearby Golf Courses (with traditionally Golf-friendly weather during this week), a fully-equipped kitchen to cook great meals, lots of room for the kids to play, early season fishing action from the beach surf right in front of The Windjammer, and early Spring access to all of the attractions offered on the Outer Banks.  There are plenty of other things to do within minutes of The Windjammer, and what better way can there be to rid yourself of that awful Cabin Fever?

 

The Land (in a vacant and cleared state) Value underneath The Windjammer Resort structure is estimated by the Promises for Parkinson’s Donor at approximately $4,000 per Timeshare Unit Week, in the event of an eventual sale by the Windjammer Interval Owner's Association (that would be the estimated net sales/market value of the property’s underlying oceanfront land, if it were subdivided into seven (7) separate parcels that would be adequate for buyers to build 8-14 bedroom oceanfront homes on each parcel).  As the new owner of a fully-deeded Unit P Week 11, you will own a 1/52nd interest in Condominium Unit P.  Please understand, however, that this is only an estimate by the Donor, and that there is absolutely no guarantee or warranty of underlying land value, or that such underlying land value can/will ever be realized by any Homeowner at The Windjammer Resort.  Subdividing and marketing the underlying land would require a 2/3 vote from all Homeowners, to terminate The Windjammer Interval Ownership Association, and there is no effort underway to consider such a vote.  So, plan to enjoy your vacation week at The Windjammer Resort, knowing that that there is substantial underlying tangible value to your ownership.

HOMEOWNER’”S ASSOCIATION

ANNUAL HOMEOWNER’S FEES – Usage of Condominium Unit P, Week 11 has already passed for 2011, so the first time that Unit P, Week 11 will be available for use or trading by the Purchaser at the On-line Auction  will be in the early Spring of 2011…but there are no 2012 Homeowner’s Fees that will need to be paid by the Winning Bidder, either.  The first time the Purchaser at the Promises for Parkinson’s Bidding for Good Auction will be required to pay an Annual Homeowner’s Fee will be in January 2012, which will cover the Purchaser’s stay during Week 11 in 2012.  The Annual Homeowner’s Fee billed and paid in January 2011 was $365.00, which was the same as both the 2009  and 2010 Annual Homeowner’s Fee.  The 2012 Annual Homeowner’s Fee for all Units within The Windjammer will be established during December 2011 by The Windjammer’s Board of Directors; Annual Homeowner’s Fee increases from 2000 to 2011 have varied between $-0- and $20.00 per year.  The Windjammer has had only two Special Assessments since its development as a Vacation Resort in 1981 – a $5 per Unit Special Assessment during the 1980’s to install Telephones in each Unit; and a $10 per Unit Special Assessment in 2009 to purchase new HD Televisions for each Unit.  As a Homeowner, you will be entitled to attend the Annual Homeowner’s Meeting every January, which customarily provides all attending Homeowner’s with a complimentary luncheon.  Also, as a Homeowner, you will be encouraged (but definitely not asked or pressured) to participate in the management of The Windjammer, but running for the Board of Directors, or participating in various efforts of the Board of Directors is completely optional and separately rewarding, only if you are so inclined.

 

WINNING BID PAYMENT - The Winning Bidder (Purchaser) will pay the Winning Bid Amount to the Charity, as payment to commence the Closing Process for a obtaining a fully-recorded Deed.  The fully-recorded Deed will transfer title from the Donor to the Winning Bidder (these Closing/Deed Preparation costs are guaranteed by the Donor to be less than $100 to the Winning Bidder, to obtain the recorded Deed).

 

CLOSING COSTS – Closing Costs will be paid by the successful Winning Bidder, to obtain the Deed. The Winning Bidder will receive a fully-recorded Deed (usually within a month after payment of the Closing Charges by the Winning Bidder), from a North Carolina Real Estate Broker (who also manages The Windjammer Resort, as well as other properties on the Outer Banks).  At the time of the On-line Auction, the Closing Costs, inclusive of Transfer Taxes and Title Fees, are guaranteed by the Donor to be less than $100, through utilizing The Windjammer Resort’s licensed North Carolina Real Estate Broker (Ms. Vickie Bartley) to facilitate the Closing, and to complete recording of the Deed and Title in Dare County, North Carolina.

 

 

Item Special Note

Week 11 is the 11th calendar week of the year, beginning on a Saturday.  Vacation weeks at The Windjammer Resort begin and end on Saturdays.  Week 11 in 2011, for example, began on Saturday, March 12, 2011, and ended on Saturday, March 19, 2011.  Surf Fishing on the Outer Banks frequently is cranking-up about this time,  and this week typically covers the heart of “March Madness,” the NCAA Men’s and Women’s College Basketball Tournaments time-of-year.  This week also is one of the major “Spring Break” weeks for many universities and primary schools through many parts of the Country.  For many people, this Week 11 also marks relief from “Cabin Fever,” after a long, cold winter.  Spring shopping weekend at Outer Banks Malls and stores is in full-swing, as are numerous Outer Banks Spring events and traditions.  Average ocean-front temperatures in Nags Head around this time of year normally see highs in the mid-60's during the day, with lows in the mid-40's at night, so it is typically quite comfortable on the oceanfront this time year…a great time for early season Golf rounds!

 

Week 11 is a Blue Week at The Windjammer Resort (meaning that it is considered off-season, in terms of the summer season being most prime season), and Week 11 can normally be freely traded for other Blue Weeks within The Windjammer Resort (depending upon availability) at no cost (for other Blue Weeks, with Blue Weeks generally running from about Week 45 through Week 11), or I have regularly traded my Blue Weeks (including Week 11) at The Windjammer Resort for prime Red Weeks in resort areas such as Williamsburg, Atlantic City, Sedona, Arizona, West Virginia, western Pennsylvania, Georgia, and the Puget Sound area of Washington State (through RCI and Interval Resorts International).  The interesting thing is that the Annual Homeowner's Fees at The Windjammer are currently $365, while the Resorts that I typically trade my Blue Weeks into have Annual Homeowner's Fees that range from about $650 per year to as much $1,800, so owning a Blue Week like Week 11 at The Windjammer Resort can make for a very inexpensive way to travel the U.S. in style and luxury, even if one decides not to stay at The Windjammer Resort every year.

 

Just for informational/disclosure purposes, at this writing I own a total of six (6) weeks at The Windjammer Resort, so my wife and I doing some downsizing, and I am also looking to do something good for your favorite charity, whose charitable purpose is very close to my heart.
