Homeowner’s Consultation
This service provides advice on the potential of the home to become the home of your dreams.  We meet with you at the property and discuss your needs and wants.  We assess the condition of the property, discuss various design option, help you formulate a realistic budget, timeline and tell you what to expect during the planning phase and actual construction. When you have realistic expectations there are fewer unwelcome surprises.
While the actual cost and timeline will vary depending on the finishes you choose and the design plan you ultimate build this realistic assessment will give you the confidence to decide if remodeling is the right choice for you.  

As renovation consultants we  help you create an action-plan for your home renovation project that makes sense. This plan will include establishing a budget and developing a prioritized list of needs and wishes. What’s more, the process of creating the plan will help you understand what to expect, both before, during, and after, your home renovation project is completed.
If needed, we can also become part of your permanent home renovation team, ensuring that communication, quality, and scheduling are maintained. Acting as your agent on site, we will  be your eyes and ears while you continue to live your life.
We also can assist you in the purchase of a property. In some cases – for example, if you are looking in a specific location where there are few choices within your budget - buying a “fixer-upper” may be the best option for you. If so, spending $150 to $300 on a consult before finalizing the purchase of a property can prevent surprises down the road. By carefully examining the layout, current condition and zoning limitations, and then overlaying your needs and wants, we can advise you about the design potential and the functional limitations of the property.

Over the last 10 years Bionda has been applying her skills in a variety of different international markets in Europe, South America, and the United States.

Gary Belk has always had a keen eye for design and a special talent for discovering the untapped potential in a residential property. During the past 20 years he has purchased and renovated 18 properties for resale. His extensive knowledge and experience in real estate sales, design, architecture, and construction, have helped many clients successfully achieve their aesthetic visions and financial goals.
